FHA loan calculator

A 300,000 FHA loan at 6.5% over 30 years costs 2,066.89 a month: 1,929.39 of principal and interest plus 137.5 of mortgage insurance, with the 1.75% upfront premium already financed into the loan. Free in your browser.

An FHA-insured home loan is not a conventional principal-and-interest quote. The cash that leaves a borrower's account each month is the amortizing installment plus the monthly mortgage insurance premium, and the requested amount is useless if it sits above the FHA ceiling HUD will insure. This FHA loan calculator accepts a positive loan amount, an annual nominal interest rate as a percent, and a term in whole years, finances the standard 1.75 percent upfront MIP into the note, applies the reducing-balance payment formula to that financed balance, adds monthly MIP at the typical purchase rate for the chosen term, and returns the total monthly cost.

What an FHA monthly payment includes and how the formula is built

An FHA loan monthly payment in this calculator is the constant cash outflow a borrower sends so that a base loan amount P at annual nominal rate i percent is fully amortised in n months on a reducing-balance schedule, after the standard 1.75 percent upfront mortgage insurance premium is financed into the note, plus the monthly slice of annual MIP. The financed amount F is P times one plus 1.75 divided by one hundred. The monthly rate r is the annual percent divided by twelve hundred.

When the annual rate is zero the calculator switches to F divided by n so a genuine zero-rate note does not divide by zero. Monthly MIP is P times the annual MIP percent divided by twelve hundred: 0.55 percent of the base loan when the term is longer than fifteen years, and 0.40 percent when the term is fifteen years or less, matching the typical purchase loan-to-value band above ninety-five or ninety percent on HUD's current schedule.

Upfront MIP, the financed amount, the MIP rate actually applied, and the FHA ceiling used for the limit check are returned alongside so a quote sheet can show the build-up rather than a single opaque figure.

First-time buyer affordability

Turn a requested FHA loan amount, note rate, and term into total monthly cost including MIP before shopping listings or booking a full Loan Estimate.

What happens if the loan exceeds the FHA limit?

Amounts above that ceiling are not billed and never produce a fake payment.

Is the upfront MIP included in the monthly payment?

Yes, it is financed into the loan. At 1.75%, a 300,000 loan carries 5,250 of upfront premium, so principal and interest are worked out on 305,250 rather than on the amount you asked for.

Why is annual MIP 0.55% on some terms and 0.40% on others?

Terms longer than 15 years use 0.55% of the base loan a year, and terms of 15 years or less use 0.40%. These are the typical purchase rates on HUD's current schedule for a high loan-to-value loan.

What FHA loan limit does the calculator use?

The 2026 nationwide high-cost ceiling for a one-unit home, 1,249,125. A loan exactly at that limit is accepted; anything above it is refused because it could not be insured.

What loan terms and rates can I enter?

Whole years from 1 to 30, which is the longest FHA term, and an annual rate from zero to 100%. With a zero rate, the financed amount is simply divided by the number of months.

A loan that exceeds the 2026 nationwide one-unit high-cost FHA ceiling fails with invalid_input instead of inventing an uninsurable schedule.

What an FHA monthly payment includes and how the formula is built

When r is greater than zero the closed form for principal and interest is F times r times (1 plus r) to the n, divided by (1 plus r) to the n minus one, with n equal to term_years times twelve. That identity is the standard amortizing installment used for FHA forward mortgages: each installment covers interest on the outstanding financed balance first, then reduces principal. The headline result total_monthly is principal-and-interest plus monthly MIP, rounded to two decimal places so it matches currency.

Input contract, the FHA limit check, and the response shape

Amounts at the ceiling are accepted; amounts above it are not, because no continental county can insure them. POST a JSON body with three required fields: loan_amount, the base amount HUD would insure as a finite number strictly greater than zero (aliases amount, principal, and base_loan); annual_rate, the annual nominal interest as a percent such as 6.5 for six and a half percent per year, finite, at least zero, and at most one hundred (aliases rate and interest_rate); and term_years, the term as a positive integer of years from one through thirty, which is the FHA maximum term (aliases term and years). Each numeric field may arrive as a JSON number or as a numeric string. Missing fields, empty strings, non-finite values, a non-positive loan_amount, a negative annual_rate, and any term_years that is not a positive integer in range fail with invalid_input naming the field and are not billed. The distinctive product rule is the FHA ceiling: if loan_amount is greater than 1249125, the 2026 nationwide one-unit high-cost limit published by HUD, the task fails with invalid_input stating that the amount exceeds the FHA limit. County floors can be lower than this ceiling; this endpoint is not a county lookup and does not invent a local limit. On success the body echoes loan_amount, annual_rate, and term_years, and adds term_months, fha_limit, upfront_mip, financed_amount, annual_mip_rate, monthly_principal_and_interest, monthly_mip, total_monthly, and a formula string restating the identities. Example: loan_amount three hundred thousand, annual_rate 6.5, term_years thirty finances 1.75 percent upfront MIP, amortizes that financed balance over three hundred sixty months, adds monthly MIP at 0.55 percent, and returns the summed total monthly cost. Pair the figure with taxes and homeowner insurance on your own; this endpoint computes FHA credit cost only.

Where an FHA loan calculator earns its keep

Educators teaching FHA versus conventional can seed classroom examples that fail loudly when the amount exceeds the FHA limit, instead of silently producing a payment HUD would never endorse. Content teams can illustrate a fifteen-year FHA note, where annual MIP drops to 0.40 percent, next to a thirty-year note at 0.55 percent, without maintaining a rate table of their own. Failed validation, including the FHA-limit rejection, does not consume balance. Quote tools and origination CRMs can call the same pure module from the browser for free previews and from the API when storing a scenario, guaranteeing that the total monthly a visitor saw matches the total monthly stored after they save a quote. Affordability worksheets already know the base loan; posting loan_amount, annual_rate, and term_years fills a card with principal-and-interest, monthly MIP, financed upfront MIP, and total_monthly so a counselor can see whether a thirty-year quote is even insurable before running a full Loan Estimate. Keep loan_amount strictly positive and at or under the ceiling, pin the rounded money fields in tests, and you get reproducible FHA monthly costs for widgets, LMS modules, and edge workers without a loan-origination stack of your own.

Insurability check before origination

Reject scenarios above the FHA ceiling with invalid_input so a pipeline never prices a loan HUD will not insure.

How is the FHA total monthly cost calculated?

Send loan_amount (>0 and at or under the FHA limit), annual_rate as a percent (≥0), and term_years as a positive integer through 30. Upfront MIP of 1.75% is financed into the note; principal-and-interest uses the amortizing formula on that financed amount; monthly MIP is added at 0.55% (term > 15 years) or 0.40% (term ≤ 15 years). total_monthly is the sum.

Is the 1.75% upfront MIP included in the monthly payment?

Yes. The 1.75% upfront MIP is financed into the note by default, so principal-and-interest is computed on loan_amount plus upfront MIP. Monthly MIP is still computed on the base loan_amount. Both pieces appear separately in the response.

Why is annual MIP 0.55% on some terms and 0.40% on others?

The calculator uses HUD's typical purchase schedule for high loan-to-value FHA notes: 0.55% annual MIP when term_years is greater than 15, and 0.40% when term_years is 15 or less. It does not take a down-payment or LTV field; feed the base amount FHA would insure.

What does the FHA loan calculator cost?

The browser tool is free. API requests use prepaid KIT balance at $0.002 per successful call; invalid input, including a loan above the FHA limit, is not billed.
