Mental math on napkin percentages fails when deals stack, teams train new agents, or compliance wants a reproducible audit trail. This multi-agent real estate commission split calculator takes the total commission amount plus two percentages—brokerage split and referral fee—and returns the net amount each party receives, rounded cleanly to two decimal places.

How referral, brokerage, and agent net amounts are computed

The core formulas match how desks already describe splits in training manuals. Referral amount equals total commission times referral fee percent divided by one hundred. Brokerage amount equals total commission times brokerage split percent divided by one hundred.

Agent percent equals one hundred minus the sum of those two percentages, and agent net is the remainder of the rounded total after the rounded referral and brokerage lines so the three money fields reconcile without stranded pennies. Intermediate products use ordinary floating-point arithmetic, then every money field is rounded half-up to two decimal places so results look like currency on a disbursement sheet rather than long binary fractions.

Example: a total of ten thousand, thirty percent brokerage, and twenty-five percent referral yields a referral amount of two thousand five hundred, a brokerage amount of three thousand, agent percent of forty-five, and an agent net of four thousand five hundred after rounding. Equal-share team splits or buyer-versus-seller side splits with different contracts are out of scope: this product answers the multi-agent pot with referral plus brokerage plus producing agent.

Brokerage desk and team payouts

Managing brokers enter gross commission, company split, and referral percent to show each party’s net before writing checks or ACH batches.

Referral network settlements

Referral coordinators verify that a network fee plus house split leave a non-negative producing-agent share on co-broke deals.

What happens if brokerage and referral percentages sum to more than 100%?

Combined percentages must not exceed 100%; over-allocation is not charged.

Is the multi-agent commission split calculator free?

The browser tool runs free on your device.

Does this model buyer-side versus seller-side co-broke splits?

No. This product allocates one gross commission pot among referral, brokerage, and producing agent. Separate side splits are out of scope for this contract.

How do I work out the producing agent's share of a commission?

Subtract the brokerage and referral percentages from 100 and apply what is left to the total. With 10,000, a 30% brokerage split and a 25% referral fee, the agent keeps 45%, which is 4,500.

Are both percentages taken from the full commission?

Yes. The referral fee and the brokerage split are both calculated on the gross commission, not one after the other. On 10,000, a 25% referral is 2,500 and a 30% brokerage split is 3,000.

Everything on this page is available programmatically. This section is for teams who want to wire it into their own systems; everyone else can just use the tool above.

Closing a residential or commercial deal often means three money lines share one gross commission: a referring agent or network takes a referral fee, the brokerage house keeps its company split, and the producing agent keeps what remains. If the two percentages sum to more than one hundred percent, the engine rejects the request with a clear invalid input error instead of inventing negative agent pay.

Inputs: total commission, brokerage split, and referral fee

Both percentages must be non-negative and each is capped at one hundred so a single field cannot alone exceed the whole pot. Negative commission amounts fail validation because they do not describe a normal closing. All validation runs before money math, so bad requests never produce half-filled settlement rows. Send a JSON body with three required fields. Total commission is the gross commission pot before any multi-agent allocation, as a non-negative finite number or numeric string; aliases commission, total, amount, and gross_commission are accepted when your client already names the field differently. Brokerage split percent is the company house share expressed as a percentage of that total—for example thirty means thirty percent—not a decimal fraction; aliases brokerage_percent, brokerage, broker_split, and company_split map to the same value so form builders can keep familiar labels. Referral fee percent is the referring party share of the same total, again as a percentage such as twenty-five for twenty-five percent; aliases referral_percent, referral, referral_fee, and referring_agent_percent are supported. Missing any of the three fields fails with invalid_input naming the missing key. When brokerage split percent plus referral fee percent exceeds one hundred, the engine raises invalid_input explaining that the combined percentages must not exceed one hundred percent—the classic over-allocation trap for multi-party commission tools.

How referral, brokerage, and agent net amounts are computed

The response echoes the normalized total commission and both input percentages, then returns agent_percent, percent_sum, referral_amount, brokerage_amount, and agent_net, plus currency_decimals equal to two and method equal to commission_split_multi_agent for stable client branching. Identical inputs always produce identical JSON because the path is pure arithmetic with no network, no random seed, and no wall clock.

API usage, pricing, workflows, and practical limits

Call the free in-browser multi-agent commission split calculator when coaching new agents, reviewing offer sheets, or double-checking a desk spreadsheet without installing another app. Keep commission sizes within ordinary commercial ranges; extremely large amounts are rejected so isolate math stays bounded. The product promise is a transparent three-party allocation of one gross commission with an explicit over-one-hundred percent guard—not dual-agency side math, not sliding company schedules by production tier, and not automatic MLS fee tables, which belong in specialized tools with different SEO intent. Use the prepaid API when a brokerage CRM, transaction coordinator bot, team dashboard, or compliance export needs a stable KIT contract at $0.002 per successful item; validation failures never consume balance after the engine rejects the request. Pair this endpoint with mortgage or closing-cost tools only if you already know the commission pot in a single currency—this capability does not convert FX, prorate taxes, or apply franchise fees beyond the two percentage inputs. Authors shipping SDKs can map referral_amount, brokerage_amount, and agent_net directly into settlement UIs and payout messages.

CRM bots and training worksheets

Internal tools and new-agent courses call a stable prepaid endpoint instead of reimplementing percent-sum guards in every language.

How do I split a real estate commission among brokerage, referral, and agent?

Send JSON with total_commission, brokerage_split_percent, and referral_fee_percent. The response includes referral_amount, brokerage_amount, and agent_net rounded to two decimals, plus agent_percent.

Are both percentages taken of the same total commission?

Yes. Referral and brokerage are each a percentage of total_commission. The producing agent receives the remainder (agent_percent = 100 − both).
